The Associations Insurance covers the common areas of the property. The HOA policy does not cover owner’s personal residence, personal property, owner’s personal liability or renter’s personal property. It is strongly advised that you discuss additional insurance with an expert. Your insurance agent may review the Association policy and help you determine any additional insurance needs.

A Homeowners Association (HOA) is a group of owners bound together by ownership in a specific area. When your project was built, governing documents were filed that “run with the land.” These documents outline your method of government and specific obligations and privileges of ownership.

1. Attend the Annual Meeting and Vote.
Every owner is important. Get involved with your Association and participate in its governing process. The members of the Board need and appreciate your input and support. If you can’t attend annual meetings, please give your proxy to another attending member.

2. Attend Board Meetings. ,br /> Board meetings are open to general members to sit in and listen. Remember, your Association’s success depends on you!

3. Read your governing documents.

4. Notify Poudre Property Services of any change in mailing address or owner’s name. Also, your suggestions or concerns are always welcome.

5. Inform household members, guests and/or tenants of the governing documents. If your unit is leased, please include a clause requiring compliance with governing documents and give your tenant a copy.

Poudre Property Services as Managing Agent has been contracted by your Homeowners Association to perform the following tasks: keep current owner files, collect assessments, pay authorized bills, keep bookkeeping records, prepare monthly financial statements, prepare bid specifications for common area services, supervise contractors, aid the Board in Budget preparation, attend meetings and keep corporate records.

Each year the Association has an annual meeting during which the Board of Director members are elected. The Board elects officers and conducts meetings to manage Association affairs. Boards often hire a managing agent to assist with the day-to-day activities of the Association.
